Dual AUS with Desktop Originator and Loan Product Advisor Integration

Overview

Dual AUS includes both Freddie Mac (LPA) and Fannie Mae (DO). With Dual AUS, complete more key loan tasks in Floify's easy to access mobile friendly interface.

What will the Floify—Dual AUS with Desktop Originator and Loan Product Advisor Integration support? 

  • Dual AUS brings powerful DO and LPA capabilities into Floify for all customers!
  • Lenders can stay within Floify and run Dual AUS from anywhere on any device. In Floify, lenders can view DO and LPA results side-by-side for easy comparison.
  • Highly flexible AUS solutions allow for any team to use this. The following configuration options are available:
    • With or without an LOS integration: 
      • If Encompass, MeridianLink Mortgage, or Byte are connected AUS pulls 1003 data from the LOS.
      • If there's no LOS connection, or LendingPad or FocusIT are connected AUS pulls 1003 data from the Floify 1003 instead.
    • Can be used with or without a credit integration:
      • If credit is pulled outside of Floify, simply enter the credit reference number when running your AUS search, or reissue a credit report through the 'Add New Doc' workflow.
      • Soft credit reporting cannot be used with this feature currently. Only hard credit reports are compatible with dual AUS.

For Best Results

We recommend the following Apply Now settings for the best AUS results and easiest workflow.

Editing 1003 Data for AUS Results - No LOS Connected or FocusIT/LendingPad Connected

Company Settings > Apply Now Settings > Apply Now General Settings > “Enable LO Full View in Apply Now”

This will allow you to view and edit all 1003 fields in Floify before running AUS, even if they are not visible to your borrowers. This should be enabled if you do not have an LOS connection or if your Floify is integrated with FocusIT or LendingPad.

 

Editing 1003 Data for AUS Results - Encompass, Byte, or MeridianLink Mortgage Connected

Alternatively, if you use Encompass, Byte, or MeridianLink Mortgage, view and edit all 1003 fields in your LOS before running AUS in Floify.

  • Coming Soon for Encompass, Byte, and MeridianLink Mortgage users that prefer to edit all 1003 fields in Floify Full View instead of the LOS
    • Go to Company Settings > Apply Now General Settings and check “Use Floify 1003 data for AUS findings until the 1003 template doc goes to Docs Accepted”.
    • Go to Company Settings > Apply Now General Settings and check “Accepting a 1003 displays an option to Export the 1003 to {Your LOS Name}.” if you want lenders to have the option to submit 1003 data to the LOS after editing 1003 data in a live loan flow.

Gathering Maximum 1003 Data Upfront

To gather as many of the required AUS data points upfront as possible these optional Apply Now settings should be set as required. If you prefer not to require your borrowers to complete them, just make sure you use Full View or your LOS (if you use Encompass, Byte, or MeridianLink Mortgage) to enter the values before running AUS in Floify.

  • Team settings > Apply Now > Apply Now Application Settings
    • Borrower info > Personal Info > SSN
    • Borrower info > Personal Info > DOB
    • Borrower info > Personal Info > Martial Status
    • Borrower info > Personal Info > U.S. Citizenship Status
    • Borrower info > All Address History fields (2 years required) and "Own or Rent?"
    • Borrower info > All of Employment History
    • Borrower info > Declarations
    • Borrower info > Demographics
    • Loan Info > Loan purpose
    • Loan Info > Property address (This does not have to be required as a borrower-facing field, but it is important to add the address in the lender-facing Full View.)
    • Loan Info > Property type (single family, condominium, etc.)
    • Loan Info > Occupancy (primary residence, investment, etc.)
    • Loan Info > Desired loan amount
    • Loan Info > Estimated value (refinance only)
    • Loan Info > Purchase price (purchase only)
    • Loan Info > Down payment amount (purchase only)
    • Loan Info > Reason for refinancing (refinance only)
    • Loan Info > Is this property mixed-use?
    • Loan Info > Do you have other new mortgage loans on this property?
    • Loan Info > Number of units
      • Please note the field “In what state are you looking to use this loan?” is not required, as the question isn’t required by AUS.
    • Every field in the Lender Loan Info section should be checked as well
      • It is important to note that some sections are dependent on others. For instance, if the Loan Purpose is set to Purchase but the LO inputs yes to the question Lender Loan Info > Property & Loan Info > "Is this a refinance?" , it might fail since the two values are conflicting.
      • If you put a value in Lender Loan Info > Proposed Monthly Payment for Property > Association/Project Dues (Condo, Co-Op, PUD) but you haven’t selected an option in Lender Loan Info > Property & Loan Info > "Select the project types that apply", that will fail due to mismatching values.  

Other Notes

Additional steps to take for each application include:

  • All values (required or not) need to be reviewed and confirmed in Apply Now Full Viewwhich can be toggled at the top of the application interface, or your LOS (if you use Encompass, Byte, or MeridianLink Mortgage).
  • AUS requires the "Property Attachment Type" to be filled out. This field is only visible to LO teams.
  • By default, unanswered toggle switches, like the ones in "Supplemental Consumer Information"  will automatically set to "No” for your AUS search, so please review that all questions are toggled to the correct answer.

From the team pipeline, choose the team name in the upper right-hand corner and select the option to navigate to the Company Dashboard:

Scroll down to Fannie Mae Desktop Underwriter Integration and select the option to Edit Fannie Mae Integration Settings:

Select Enable a Fannie Mae Integration and then select Fannie Mae Desktop Originator:

Enter your specific Fannie Mae information including username, password, institution name, and preferred sponsoring lender (optional). The preferred sponsoring lender will be the sponsoring lender selected by default when you order DO findings. Make sure you select Save to confirm the changes:

Scroll down to Freddie Mac Loan Product Advisor Integration and select the option to Edit Freddie Mac LPA Integration Settings:

Select the option to enable the integration, and enter your specific Freddie Mac information including username, password, and seller ID. Make sure you select Save to confirm the changes:

Navigate back Home and select the option to switch back into the user account:

Scroll down to Freddie Mac Loan Product Advisor Integration and select the option to Edit Freddie Mac Loan Product Advisor Integration:

Check the box to enable the integration and enter your Branch Code. Select Save to confirm the changes:

Run AUS Findings

Note: As a reminder, not all Apply Now fields are required, but you will want to review and confirm all values in Apply Now Full View mode. 

 

Toggle switches like the ones in "Supplemental Consumer Information" automatically default to “No” for AUS Findings if the user doesn’t toggle them to "Yes". This won’t make the report fail, but it might lead to false eligible results in some instances.

Navigate into the borrower's loan flow by selecting the red, yellow, or green icons towards the left:

Select the AUS Tracking option near the right in blue:

Select Run dual AUS, Order DO findings, or Order LPA findings:

Enter the required parameters to run AUS:

    • Debt-to-income (DTI) - This pulls from Encompass, MeridianLink Mortgage, or Byte (if connected), otherwise, the data pulls from the Floify 1003.
    • Credit reference number - This auto pulls (if credit report has been run in Floify) or enter the credit reference number (if there is no credit report in Floify).
    • Fannie Mae / Freddie Mac Case ID(s) - Choose existing ID or “New Case ID”
    • Additional DO information - select the submission type (preliminary findings, interim, or final) and, if 'interim' or 'final' submission type is selected, choose a sponsoring lender
    • Product & pricing information - Enter the estimated closing cost, monthly P&I, and monthly mortgage insurance.

Fill out all the necessary fields. You will be ask to provide a submission type specifically for DO. If 'Interim' or 'Final' submission type is selected, you will need to provide a 'Sponsoring Lender' as well.

Select Order when ready:

A report can be downloaded for either Fannie Mae or Freddie Mac with the Download Report option.

 

If necessary, you can run findings again via the Run dual AUS option:

AUS Fails

Since AUS requires several 1003 fields to be filled out, you may run into failed results if these haven't been completed as required.

 

To find additional information regarding the error message received from Fannie Mae or Freddie Mac, select the Status Log option towards the right of the failed order:
