Viewing Closing Documents in Floify
As documents are processed into Floify, they will appear under the Disclosures tab.
The disclosure type will display as Closing Documents.
Possible Statuses
Waiting for Signing Period to Open
This status appears when the package has been sent before the scheduled signing date.
Example: The package is sent on Monday, but signing is scheduled for Friday.
Signing Period Open
This status indicates the borrower can begin signing documents immediately.
Understanding eSign vs Wet Sign Documents
Within the loan flow, users will see separate document groups for:
eSign documents
Wet sign documents
Wet sign documents are determined by metadata configured in Encompass. However, these document classifications can also be overridden within Floify if needed.
Documents associated with an eSign template will appear in the eSign package.
Borrower Experience
Borrowers receive an email similar to the standard disclosure notification email, but with messaging indicating that urgent closing documents are available for signature.
Borrowers can:
Use the email link to access documents
Log in to the borrower portal and access documents directly
Use the pen and paper option within the portal to begin signing
Borrowers simply progress through the signing workflow and complete all required electronic signatures.
Settlement Agent Experience
The settlement agent listed in Encompass receives an email notification when closing documents become available.
If this is the settlement agent’s first time accessing Floify:
They will be prompted to create an account
Their email address is automatically populated from Encompass
They only need to create a password and complete setup
Settlement Agent Portal Sections
Within the settlement agent portal, loans are organized into three sections:
Waiting for Signing Period — Signing is not yet available
Signing Period Open — Documents are ready for signing
Signing Period Closed — The signing period has ended or the loan has closed
Settlement agents will typically access documents from the Signing Period Open section.

Closing Documents
This package contains all closing documents, including:
eSign documents
Wet sign documents
Informational documents
Wet Sign Closing Documents
This package contains only documents requiring:
Ink signatures
Notarization
Uploading Signed Wet Sign Documents
Download the wet sign package using the Download button.
Complete all required signatures and notarization.
Use the Upload button to upload the signed documents back into Floify.
Once uploaded:
The signed wet sign documents are removed from the borrower’s active signing view
The signed copies move into the Docs Accepted section

How long does the document delivery process take?
Most packages are fully processed and sent within approximately 9–10 minutes after submission.
