This comprehensive guide outlines the configuration options available for Floify Hybrid eClose within the Floify Disclosure Desk 2.0 platform.

How to Set Up

Disclosures Settings

To configure Hybrid eClose settings, navigate to Company Dashboard > Company Settings > Basic Settings > Disclosure Settings

To enable the eClose feature, you will need to work with you CSM. Once enabled, there are 5 key settings to enable.

There are 5 key settings that you will want to review and update to set up Floify Hybrid eClose.

  • Configuring Signing Period

  • Notifications When eSigning Complete

  • Notifications When Exceptions Occur

  • Informational Document Names

  • Wet-Sign Closing Documents

Configuring Signing Period

By default, the closing date is pulled from Encompass field ID 748. If your organization stores the closing date in a different Encompass field, please provide us with your closing field. This setting is required and must contain a valid Encompass field ID.

Closing documents will only be available for borrowers to electronically sign during the configured signing period. Prior to the signing window opening, borrowers will still be able to view and review the documents, but e-signing will remain unavailable until the designated start time. Share with your CSM the times within the closing period you would like the documents available for.

Notifications When eSigning Complete

Use this setting to control who receives notifications after all required signers have successfully completed the signing process.

In the modal, enter the email address(es) that should receive notification emails after all required signatures have been collected and the signing process is complete.


Select the checkboxes next to each email address to specify which disclosure types should trigger notification emails for that recipient. This allows you to control which users are notified for specific disclosure events.

To remove a user from the notification list, select the Trash Can icon next to their email address.

After making your updates, select Save to apply and retain your changes.

Notifications When Exceptions Occur

Use this setting to manage who receives notifications when an exception occurs during the disclosure process. This helps ensure the appropriate team members are alerted promptly so issues can be reviewed and resolved quickly, minimizing disruptions and maintaining workflow continuity.

In the modal, enter the email address(es) that should receive these alerts so the appropriate users can assist with troubleshooting and resolution.


Select the checkboxes next to each email address to define which disclosure types should trigger notification emails for that recipient. This allows you to customize notification delivery based on the type of disclosure event.

To remove a user from the notification list, select the Trash Can icon next to their email address.

After making your updates, select Save to apply and retain your changes.


Informational Document Names

Use this setting to define which documents Floify should treat as informational-only documents. Informational-only documents are included in the disclosure package for borrower review but will not contain any signature points or require borrower action.


In the modal, enter the name(s) of the document(s) that should be treated as informational-only. Each document name must match the document name in Encompass exactly in order for Floify to identify and process the document correctly. Once configured, Floify will include these documents in the package without adding any signature requirements.

To remove a document from the list, select the Trash Can icon next to the document name.

After making your updates, select Save to apply and retain your changes.

Wet-Sign Closing Documents

You can use this setting to define which documents Floify should treat as wet-sign only documents, ensuring they are excluded from the electronic signing process.

In the modal, enter the name of the document(s), with the name matching exactly as it appears in Encompass, that should be treated as wet-sign only documents. Floify will include these documents as standard borrower documents rather than eSign documents, meaning they will not contain electronic signature points or be sent for e-signature.

To remove a document from the list, select the Trash Can icon next to the document name.

After making your updates, select Save to apply and retain your changes.

When enabled, all wet-sign closing documents included in the closing package will be emailed directly to the settlement agent at the same time the borrower receives the closing package.

The settlement agent information is pulled from the following Encompass contact fields:

VEND.X655 — Settlement Agent Company Name
VEND.X668 — Settlement Agent Name
