Who is Desktop Underwriter?
Floify’s integration with Fannie Mae's flagship automated underwriting system, Desktop Underwriter®, provides loan originators with the power to order DU® findings on a loan flow from within the mobile-responsive Floify user interface.
Lenders can additionally use the DU integration to automate the creation of custom pre-qualification letters, when appropriate findings are returned.

What will the Floify—Desktop Underwriter Integration support?
The Desktop Underwriter integration has two features:
DU Pre-Qualification: This portion of the integration requires you to have the Optimal Blue Integration enabled as well. This may require an additional fee on your Floify account.
The Optimal Blue integration is only available for Optimal Blue PPE. The integration will need to be enabled by Optimal Blue to start out. The request to turn on the integration should come from an executive who has the authority to sign an amendment and configure the integration for the company. This may not be available for a single user or single Loan Officer at this time. The Secondary Marketing/Capital Markets department is usually the admin and is the owner of the Optimal Blue configuration if you can reach out to them.
Once everything is confirmed you can have the executive reach out to chuston@optimalblue.com to complete the setup.
DU Underwriting Findings: This portion of the integration requires you to have an Enterprise plan with an LOS integration enabled with Encompass, Lending QB, or Byte.
Both use cases require you to have a credit integration enabled to automatically pull credit upon completion of the loan application. You can find more information on enabling automatic credit pulls here: Enable Credit Report Automatic Pull.

How to Set Up and Use
DU Pre-Qualification
From the team pipeline, choose the team name in the upper right-hand corner and select the option to navigate to the Company Dashboard:
Navigate to Company Settings and select the Integrations tab:
Scroll down to Fannie Mae Desktop Underwriter Integration and select the option to Edit Fannie Mae Integration Settings:
Select the option to enable the integration, and enter your specific Fannie Mae information including username, password, institution name, and institution ID. Make sure you select Save to confirm the changes:
Note: To use the Fannie Mae DU integration with MISMO 3.4, your DU account must be approved for the Limited Production Period.
Navigate to the Apply Now Settings tab:
Scroll down to Apply Now General Settings and select the option to Edit Apply Now General Settings:
Enable the option LO Teams can automatically generate pre-qualification letters from Apply Now.
Make sure you select Save to confirm the change:
Note: You must have a credit integration enabled in order to set up this feature.
Additionally, the following income- and expense-related fields need to be enabled in order to have successful pre-qualification letters returned:
- Employment Income
- Other Income
- Real Estate Income
- Real Estate Owned
- Current Address
To access these settings, got to Apply Now Overrides and select Edit Apply Now Override Settings:
From here, ensure the following questions - Current Address, Employment History, Employment Income, Other Income, and Real Estate Income - are marked as required questions:
Save the changes to Apply Now Overrides
Navigate back Home and select the option to switch back into the user account:
Navigate to Settings and the Apply Now tab:
Select Edit Apply Now General Settings:
Make sure you have the Enable Credit Report Integration and Push liabilities to loan application on automatic credit pulls checked off:
*Note that you have to have a credit integration installed and set up for this.
Save those settings and then navigate to the Integrations tab:
Scroll down to Fannie Mae Desktop Underwriter Integration and select the option to Edit Fannie Mae Desktop Underwriter Integration:
Check the box to enable the integration and select Save to confirm the change:
From the team pipeline, navigate to Settings and select the Realtors, Partners tab:
Scroll down to Pre-Qualification Letter Template and select the option to Edit Pre-Qualification Letter Template:
Select the option to Upload Pre-Qual Letter Template:
Select the option to Browse to select a file from your computer. Once done, select the Upload option to upload your template:
Select the option to Prepare Pre-Qual Letter Template:
Select which page of the template you'd like to prepare:
Drag and drop the tags in yellow to place them onto the appropriate place onto the document. Make sure you select Save to confirm the changes:
Note: The tags we have available are as follows and can only be used once per page: Borrower Name(s), Borrower First Name(s), Date, Property Address, Loan Type, Actual Sales Price, Loan to Value, Down Payment, Loan Amount, Occupancy, Interest Rate, Lender NMLS.
Navigate to Settings and select the Apply Now tab:
Scroll down to Apply Now General Settings and select the option to Edit Apply Now General Settings:
Select the option to Enable Automatic Pre-Qualification Letters. Make sure you select Save to confirm the change:
Success! A pre-qualification letter will be available for each borrower if qualified in the 'Docs Accepted' tab once the application has been completed.
DU Underwriting Findings
From the team pipeline, choose the team name in the upper right-hand corner and select the option to navigate to the Company Dashboard:
Navigate to Company Settings and select the Integrations tab:

The DU Findings page can be accessed by clicking on AUS Tracking icon towards the right of the borrower's name in your loan pipeline:
You can also access it by navigating into the loan flow (red, yellow, or green icons towards the left of the borrower's name):
From there, you'll select the AUS Tracking option:
